Modern & Serene House Renovation Project Description
First and Second Floor plans are attached as screenshots below.I have attached the floor plan with measurements added in red (the builder doesn't supply the actual measurements for copyright reasons). We went through the house and measured everything today that you'll be designing in 3D and 2D. The bathrooms for example don't have measurements because those will just be "finishing touches" and no 3D model will be made for those. Please let me know if you have any questions about what the red measurements mean.
I think the easiest way to see photos of the room would be to view the virtual model online: https://www.highlandhomes.com/plan/247H. Our house will be flipped vs. that house though. I have a video of the whole house at least with walls up, but it is not finished yet. I can try sending that large file if you'd like.

Our priority room is the guest bedroom/spa combination room. This one is likely going to be the most unique and challenging to design, because it is a dual use room and has an odd shape. Most of the time it will function as a home massage spa, but we hope that when the wall/Murphy bed is folded down, it will indeed look like a guest bedroom (we can fold up the massage table and put it in the closet).
We would like the house to be cohesive and have a similar design throughout, except for the home office which I would like to be a more contemporary look. We want a clean, elegant, peaceful, and beach-themed environment.

In contrast to the rest of the house, we actually don't necessarily want the spa to be beach-themed, but rather more like a high-class spa (: We do like bright, light, airy colors. We also love incorporating LED lighting to enhance the colors of the room with a soft glow over shelving, picture frames, etc. We would like to use a Murphy/wall bed to convert the spa into a guest bedroom when needed. We should have examples of this on Pinterest/in the Evernote notes. Thanks!

Combined Living/Dining:
Since your room is smaller using a light and pale color will enhance the light and the space in your room
For your main color, we chose to use brown as it reminds us of nature and has a relaxing quality which is easy on the eye. Darker browns work well as accent colors and lighter hues like tan and beige can match and unify most rooms.
Use an eggshell finish paint which has a very light touch of shine (similar texture to an eggshell as implied by its name). This finish is very often used for walls and is more durable and easier to clean than matte finish
