Project Description:

I’m under contract on a condo, and will need almost all new furniture and decor, so I’m currently weighing my options for decorating. Since the room has a lake view, I would like to incorporate some of the colors that are present in the lake throughout the year, like blues, greens, grays, and whites. I think accents of gold and maybe pink might work for accessories. The building is a vintage, 1920s high-rise, so my ideal aesthetic would be a coastal/tropical scheme with some art deco elements. I'd like a sleeper sectional in the living room, since the apartment is only one bedroom, but I would still like to be able to have space for guests to stay. On that same note, I would love an ottoman or coffee table that might provide storage for extra bedding. I also have quite a few books that I would like the display in the living room, so I would love to have some shelving options.

I don't like the ceiling fan in the dining area, but I think I will probably still need a ceiling fan in the room, so I'd love to see if I could find a more stylish option. I also don't like the unframed mirrors on the wall in the dining area. Though I love the brightness of the room, I don't want to keep the walls white.

As the living room is a pretty large space, I would like to be able to have a multi-use layout, including a work area with a desk, and a bar cart area near the dining room. I would like a TV in the living room, but ideally not directly over the fireplace.

Since your room gets plenty of sunlight your color options are quite broad. Paint colors will ALWAYS look different once they are on the wall. Therefore, get paint samples and test the colors before purchase.

For your main color, we chose to use green because it is soothing to the eye. It reminds us of nature and has a refreshing, stress relieving quality. Green is suitable for any room. In bedrooms it’s relaxing and pleasing, while in dining rooms it promotes overall balance and health. This soothing color encourages relaxation or tranquility, but has enough warmth to encourage comfort and harmony.

Use an eggshell finish paint which has a very light touch of shine (similar texture to an eggshell as implied by its name). This finish is very often used for walls and is more durable and easier to clean than matte finish
