New construction need help creating interior design that will flow throughout the house but each room to be special (NOTE 12 main rooms selected out of this - will add 4/5 more if I like this work)

I have worked with independent Cabinet, Tile, Fixture, lighting representatives making suggestions and I have decided on 80% of those items but they all must work together. I also need 100% of selected furnishings and art / additional lighting mirrors etc to achieve my Modern/Minimalist design home (think California coastal modern). Although we are in a beach area (2nd story outdoor pool which is not included) in Florida -all these home that are just COASTAL are overdone and not modern. I like California style better and it looks cleaner. Also this is an investment rental property initially with some owner use - so I do want to make it custom.

Budget all areas 12 rooms for furnishing and Decor only $200K
For items that would be part of the build (not billed through Decorilla like Quartzite slab or tile recommendation) - just provide L - M - H cost options and I can plug them into the budget as I see fit.

I did with another company a render of an idea but I am not sure about how difficult it is to source that type of bed or headboard .

Also I do need some kind of surround for Electric Fireplace wall I believe not liking the tile and it would be additional cost.

Need lighting and I was thinking possibly tall mirrors with pendant lighting next to bedside to open up the dark room .

Also all bedrooms should have task lighting for bedside since I am not using lamps.

TV will go above electric fireplace.

Had initial render of room by Designer that I shared . I think it is too GLAM and complex to implement with the fabric headboard (which I am trying to avoid in a rental ) the room does need softness and there is very little light (feels dark and cold) ...

Guest Bedroom Rental - should be a peaceful Spa like bedroom
- So this room has high ceilings (12ft).
- I do not think this room needs a ceiling Fan (as plan indicates) - but it does have room for a lighting fixture (chandelier) over bed.
- Windows on 2 sides of the bed. I DO NOT like lamps - so lighting is already wired for side bed lights and/or pendants.
- All Bedroom Windows (not the door) will have motorized shades (may ask your help to pick shade color - guessing will be a white). Will be black out shade
- I am 50-50 on window coverings (drapes) in bedroom since I have the shades.
- Floor needs area rug since it will be a cold Stone floor (same as kitchen/Great room)
- Can recommend simple clean bedding and pillows. It will be high end rental all bedroom sheets will be white - Duvet Cover White - and can do accent with cotton blanket and Bed pillows if need be

Current Cabinet Designer used a Maple Slab kitchen Cabinet current color is Bright white and island is in Urban Bronze but the floor is white shell stone (which I cannot go to wood because of outdoor 2nd story pool) - so I dislike the start black and white look without adding some warmth to the kitchen which might be able to flow to the living room/dining areas.

Areas i need help with
1. Confirm the kith kitchen style cabinet is correct (most modern) - I dislike the shaker style - but you might see another that looks more expensive that would work https://kithkitchens.com/door-styles/
2. stone Ledge or open thick wood shelves around Frameless windows? (would have LED lighting under shelves if selected)
3. Picking countertops and waterfall island material and backsplash (if any) or wall color (which will be main color of the house)
4. pendant Lighting over island - modern yet statement -4/5. kitchen counter stools
5. Fixtures - cabinet handles - appliance handles (showing attached what is currently picked for sink and fauce) but open to changing - I would like to have a pot filler here but given direction at #2 might change my mind to keep clean look
6. Floor is Shell stone (which flows to Living Room / Dining and outdoor 2nd story pool area)

NOTE: I also included the hardwood floor that will be on floors 3 & 4 and on floating staircase for a heads start.

Also i know this might not be a ton of furniture and decor (please still provide that) but since the kitchen is the heart of the home - all other rooms will be driven from this one.
