Fireplace paint and tiles, these are very old floors and have been recently refinished. I can't replace them (don't know if I'd want to) but there are some stain/discoloration mostly on the wall to the right when you're facing the fireplace in that back corner and along the wall a bit. So would like that covered. I am also concerned about lighting. The ceiling is Peaky Cypress and I don't believe I'll be able to add a ceiling fixture (once we move in I'll check with an electrician). So lighting will be very important. Do not like the sconces.

Unfortunately I do not have a floor plan so did a sketch / measurements. We are moving into this house Sept/Oct. Have very little furniture at all. Would like to start off with this room, will add in the Dining Room (the table and chairs shown in pics will not be there), and eventually the kitchen / family room. I am VERY open to any style, color scheme for this home that works with it's Mediterranean style. I prefer neutrals with pops of color although, again, am open to suggestions. I would like to replace all lighting fixtures and my focus will have to be to get some rugs / furniture in here since we have none! All furniture / rugs need to be pet-friendly. I love light and bright but if it isn't leather or something easily cleanable it won't work. We may have a TV in this room however do not have to. There is a 2nd Living room (see pics - 2nd LR has large built in) and a Family room off the kitchen that we could use for TV. This room could be for reading, entertaining, relaxing - just a multi-purpose room. No part of the house needs to be formal; we are very casual and prefer comfortable! My husband is 6'4 (tall/thin) which should be considered for some of the furniture. He loves open benches and/or large stuffed cubes for coffee tables.. anything he can lie on. I love sectionals but does not have to be for this room (can do in FR or other LR). We will not be using the fireplace - purely decorative. As noted previously, the Peaky Cypress ceiling is not wired for a fixture in this room I am pretty sure we should progress as if a fixture can not be added other than sconces on the sides of the room. I will confirm that later though! I'm curious about painting fireplace tiles vs replacing unless you can somehow work them into the color scheme. I'm unsure of budget but since I have a lot of rooms to fill, cost is definitely a factor. I'd be okay with paying a bit more for something sturdy that we use alot (i.e. sofa) and less on accent pieces. Thanks!
