Large room but feels a little tight. Tv and couch placement is ok but again it feels tight for such a large room. Coat closet doesn’t help, it divides the space between entrance and living room but it also contributes to the tight feel.
What pieces of existing furniture, lighting, art or accessories do you want to keep in the design?:
Keep the 3 oyster paintings in living room. Keeping carpet on the stairs. Windows, front door, brick by front door. Window treatments (roll down). Entrance foyer light. Painting over stairs. We have this cool light from previous owner over the dining room table but if it doesn’t go with the new design. We are totally fine if it needs to go. The piece of furniture currently under the tv could possibly be reused. We like the wine bottle opener and wine rack. The 3d Leaf art can be reused if you see it working well. If not we are ok if it has to go. Same with the picture in dining room. The shell sculpture we like.

The x on the floor plan represent walls that will be soon taken down. The sun room is connected by door to the dining room. We will be replacing the door with a 6’ slider on left side of wall so we ca still mount a tv on the outside of that wall in the sun room.
We are discussing putting in a freestanding wood burning stove “fireplace” somewhere in the living room. It would be wood burning we do not have gas lines in our neighborhood. I looked at some last night and saw som cast iron painted stoves either blue, green or red that caught our attention. It would need a tile or brick base and possibly tile up the wall behind it to meet fire code. I will attach pictures. Depending on what tile we pick for kitchen backsplash it might work for this feature as well. Maybe in the front corner f the living room. Or if there is a better spot I didn’t even think of like the kitchen. Hummm

Door will be replaced with a 6’ sliding door tight to the wall where it is now so we can keep the couch on the outside wall in sun room.
