Relaxed Contemporary Home with Hardwood Floors Project Description
Moving into a new 3 bedroom apartment with no furniture. One room will be my husband’s office, the primary bedroom will double as my office, and the third bedroom will be my 2.5 year old son’s room. Need help furnishing the space tastefully and functionally.I've uploaded photos of the space and a floor plan. I'm working on putting together some inspiration, but to be totally honest I'm not finding a lot that looks like what we'd really want. Basically, I'm looking for functional, comfortable, and not overly busy. So far I've liked the existing staged photos of the space more than anything I've found (streeteasy link: https://streeteasy.com/rental/3479473). I like the primary bedroom in there most of all, and the thing I like the least in that staging is the rug in the living/dining room (too busy, and also not a fan of the color).

This is the primary bedroom. We'd like to have a bed with a nice headboard that makes it easy to sit up in bed. We also don't have a mattress (how do you guys handle that? can that be part of our order?). We'd like two end tables for phones/kindles/eye glasses/water. Any nice cord management for those would be great.In addition to functioning as the primary bedroom, this will also by Autumn's (my) office. I will need a small desk that can support a laptop and a slim second monitor. I've had good experiences with the Uplift v2 commercial standing desk, but I'm open to other options if there are better solutions that make the space more cozy/light feeling.

Not much light in the dining area. Also the diagonal windows/opening onto the patio are great, but make it challenging (at least for me) to envision the space. It feels a bit awkward. Are you open to changing your wall colors?

We love plants, minimalism, and a light, airy feeling. We'll be using this room more than any of the others, and would like it to be comfortable for adults as well as our 2.5 year old toddler (Xander) and any friends of his that come visit. For that reason, very sharp corners, glass, and unstable items should be avoided. Ideally there is space for Xander to play in the room, and we'll probably play endless games of chase around the dining table. The table should be able to accommodate 6-8 for grandparents. We would also like to have an area for watching TV (likely a Roku or other device for streaming). We'd prefer the TV to be as unobtrusive as possible--flat against the wall and taking up little space. We don't have any media that needs to be in cabinets. Dimensions

One piece of existing art which he loves, but which might be tough to match with other things. Could also go in the hallway if that makes more sense. It's a photo of an oil painting on a sheet of metal. Are you open to changing your wall colors?

This is a room for Xander, our 2.5 year old toddler, so we'd love to optimize floor space for him to play if possible. He's currently in a crib, but will likely be transitioning to a toddler/twin bed within the next year, so we'd love to find a crib that can be easily modified through those stages that would be wonderful. The elevator opens directly into the apartment, and we would like the entryway to be inviting. There is a small closet off the entryway for coats, but we would also like some way of stowing shoes at the entrance, and a bench for sitting to put on and take off shoes.

Using lighter colors in your medium-sized room will make it feel more airy and bright
For your main color, we chose to keep the space white as it offers a fresh, clean, feeling. White and off-white colors are often a favorite for walls because they are light, neutral, and match most color schemes. They are known to make rooms feel more airy and spacious.
Use an eggshell finish paint which has a very light touch of shine (similar texture to an eggshell as implied by its name). This finish is very often used for walls and is more durable and easier to clean than matte finish
