We just moved in and we always intended to get new furniture and rugs for the space. So we pretty much dislike everything as you see it!
What pieces of existing furniture, lighting, art or accessories do you want to keep in the design?:
Possibly the steamer trunk. And the light fixtures will stay.

Living/dining:
- we would like to wall-mount the TV above the cut-out in the wall, and would like to put a fireplace in the cut-out. The dimensions for the cutout are 51.5” wide x 36.5” tall x 17.75” deep. We are told there is a gas line for the fireplace but perhaps would prefer a ventless fireplace (e.g. HearthCabinet). We will also have to figure out how to incorporate our wifi router and cable box – possibly will have to include it in the wall cut-out or create a separate cutout in the wall under the TV.
- definitely want a buffet / credenza in front of the accent wall for additional storage and we like where the dining table was positioned in the staging (under gold light fixture)
- for living room probably want a sofa with movable ottoman for max flexibility with seating options. Comfy couch is a priority!

- We would like a "reading nook" in the primary bedroom (like they did in staging) and have a West Elm chair (the Austin chair and ottoman in sesame color) for that. We also want a bed with a high headboard. Probably the Emmett Side Storage bed from West Elm with a high, vertical tufted headboard (king size).
- the photos of our primary BR have a desk. That will be moved to a different BR.
- we would like to find a space for a full length mirror or equivalent – we liked the gold mirrors in the primary BR staging in our real estate listing. Maybe we do something like that.
- We need at least one (large) dresser and some side tables with drawers would be nice

For your main color, we chose to use white/off-white as it offers a fresh, clean, feel to the space. White and off-white colors are often a favorite for walls because they are light, neutral, and match most color schemes. They are known to make rooms feel more airy and spacious.
Use an eggshell finish paint which has a very light touch of shine (similar texture to an eggshell as implied by its name). This finish is very often used for walls and is more durable and easier to clean than matte finish.
