Modern Abode Makeover Project Description
We just finished our new build construction and want to fill our house with all new furniture. I want to work on the living room, breakfast nook/kitchen and master bedroom ASAP. Followed by toddler’s room, guest bedroom, dining room and study. I like pottery barn, west elm, Ethan Allen, restoration hardware, arhaus, etc. Willing to pay for quality products but want to save money as much as we can. Spaces are currently EMPTY but can send photos and measurements of rooms. Location

I’m in love with this chandelier I picked out. I also bought this table from pottery barn but I’m also not married to it. Not sure if it’s the right color. I’m terrible at this stuff. If you think it works great. Otherwise if you think there is something that would fit better - we can return and replace the table :). Table isn’t supposed to be delivered until like after Xmas. I want the room to feel bright - but my husband hates “all white everything”. Our wall paint is 75% repose grey (Sherwin Williams) and the kitchen island and cabinets next to fireplace are Benjamin Moore hale navy. Almost all gold finishes, but have a little bit of black and stainless steel. We are mounting a large TV over the fireplace. We have two floor plugs that I want hidden but accessible if we need them (I can attach where they are located if that’s needed). I want a soft comfy couch - probably L shaped sectional open to window. We don’t get a crazy amount of sunlight - north facing windows but I want the space to appear bright. We have a toddler who is messy, so options for stain resistant/tear resistant fabrics are appreciated. Not sure what was meant by “open to changing floor covering” - but like we want a rug, just don’t want to replace our brand new hardwood floors. Also I’m pretty sure we like “transitional” designs

We have a split-king bed on an unremarkable adjustable bed frame. Don’t want to change the bed, but happy to cover it up/dress it up with outside bed frame or headboard. We also have a 43” TV we want facing the bed. I’ve placed a red X on the floor plan where the TV hook up is in our room.
We have a black and white large framed picture of my husband and I’d engagement photo. It was actually what we used as our guest book - people signed on the glass in gold paint. It is 3.5 x 2.5 feet. I feel like the natural place for it is in our bedroom but I’m not married to that. Could go in a hallway/entry or somewhere else maybe. If it works with the aesthetic, fantastic - if not. We’ll find some where else for it.

If we could get blackout curtains/blinds whatever - we really like total darkness for sleeping. Something easy to open/close since we do that every day. The bed is my comfy zone - so I want it to be so soft and luxurious. Budget

Empty. Also considering changing out the kitchen sink faucet - it isn’t as flexible as I like, like I can’t pull the hose down very far to spray dishes in our large and deep farmhouse sink. What pieces of existing furniture, lighting, art or accessories do you want to keep in the design?
Keep the light fixtures. The breakfast nook also will have this pottery barn pendant light/chandelier - it was on back order but will be installed shortly. It’s the Milton tiered drum shade light fixture win white and modern brass. **********okay so it turns out that this pendant light is now on EXTRA back order (not end of December like originally) until MAY 2023. I do not want to wait that long, so I would appreciate if you had any recommendations for our light fixture in the breakfast nook. We just don’t want it to look too farmhouse-y, I’m personally not a huge lover of the wagon wheel or lantern-ish looking stuff.

Specifically mostly looking for breakfast nook table, chairs and decor + island bar stools (8’ island) so probably 4 chairs. Option of changing kitchen sink faucet - but low priority. And other kitchen decor you might recommend. Of note I don’t like bar stools that don’t have a back rest.

For your main color, we chose to use greige because it is neutral and seen as elegant and classy. It compliments many colors such as white, blue, and yellow and works well as part of a color scheme in any room.
Use an eggshell finish paint which has a very light touch of shine (similar texture to an eggshell as implied by its name). This finish is very often used for walls and is more durable and easier to clean than matte finish
