My husband and I bought this house in July and it has need some updating as it was not maintained well and was built in 2001. We have completed baseline updates right now and have had the floors refinished (Brazilian Cherry Jatoba- beautful wood) the interior of the house has been painted and picture frames/molding removed in the great room and we have painted the exterior with more updates cming to the roof, front door and lighting to come - all areas in this project are a flat Benjamin Moore Sea Pearl. This is going to be our permanent home down in Florida and we are so excited to be here. The house has a lovely pool outside and backs up onto a small preserve so has a beautiful outdoor feeling and privacy. We want the house to be comfortable and practical for entertaining, but also want it to feel luxurious, modern and a touch glamorous. We live in Jupiter Florida, which is a coastal area and in the greater palm beach metro. I'd like to see a nod to palm beach in the design, but don't love 'coastal' design. More 'Palm Beach' than "coastal" The Great Room is the room you walk into from the front door and we want a wow factor in this room with some interesting features like a fireplace, bar or display area - open to your design suggestions. I have a few fireplace ideas in my Houzz idea books - I like the idea of a mantle or other display feature for seasonal decorations. Eg - there is nowhere in the house right now to even hang a designer Christmas stocking! :) Even though the house is large, I don't want it to feel too cluttered. I want a luxury, upscale feel - I'd like to see something unexpected in your designs - I am open to all furniture vendors and trade programs to give you flexibility on design and the aesthetic you want to create. I'm also happy with Designer Dupes of decent quality and am looking you to guide me on the pieces of investment that really matter. While I seem to go for a more neutral palette, I'm a little scared of color, I think! However, I'm open to it. We live in coastal palm beach so I want this to be glamourous and a little touch fun!

The living room will be the area for lounging and TV watching so it needs to be comfortable and practical with a nice way to display the TV. I have ordered a west Elm sofa for this area and it will arrive in a couple of weeks (will link below) I have a busy job right now and with all the choices on furniture and design I am feeling a bit overwhelmed and don't have a lot of time to research. I have a design/construction background so I am familiar with the design process and can visualize outcomes. I'm excited to do something fun and amazing that has a wow factor for my home and looks amazing in your portfolio! I've only been able to check one design style but I am a mix of everything - transitional, contemporary modern touches, glamorous and upscale/luxury! Thank you

decided not to flatten out the drywall areas at the top ("plant shelves or niches" so they will remain. If we can use them in design, I would love to change the glass to bi folding doors to bring the outdoors in but that is just too costly. They are sliding doors that are older and will need replacing at some point, and the access to the pool and outside is typically that way at the moment. There is also a side access in the living room - need to think about the flow and really how to get access to outside for practical purposes (when using the pool its through the cabana bath) I don't like the chandelier and it will be replaced at some point so looking for suggestion on that. I don't love the railing either and this will be updated in the future to a more contemporary and cleaner rail. I really would like this to be a fun entertaining space and have a wow factor when you walk in the front door. I’d like it to feel luxurious and fun with a nod to practical entertaining.

Great Room Chandelier will remain (for now) - Open to changing in the future if you have great ideas to add to the design, so act like it's already gone! - I know lighting makes a huge difference and statement.
We have the interior define sofa that is in the living room pictures currently (I can get you dimensions but I think it’s 90”) IF it is possible to incorporate into your great room design we can do so, otherwise I will put this elsewhere in the house)

The label "Living Room" is the "Great Room" in this project

Added extra pictures of the other side of the stairs into living room/great room crossover. The area under the stairs goes all way back under stairs in great room. Could be good bar area! Open to suggestions but we may juts incorporate this into a kitchen renovation in reality

While I like symmetry, placing furniture in front of the TV directly means it seems to far over and close to the egress. There is a sliding doors that goes onto the patio... The TV will really be the focal point of the room as this area will be for relaxing. It would be nice to do something fun and practical with the back wall TV area through furniture or built in or another cool idea!. Would be up for a bigger TV if needed.

West Elm Sofa https://www.westelm.com/products/marin-3-piece-l-shaped-sectional-h6951/ - Alabaster basket weave - will arrive this week. I'd like to incorporate the DWR C tables either in living room or in Great Room. Sofa is interior define and can be repurposed to great room or office/bedroom. Not wedded to anything except the new sofa at this point

I also added a piece of artwork we have which is 4’x8’ I don’t know if it will fit with the themes anywhere and if it doesn’t I will repurpose to an office or bedroom.

Storage is needed for china and glasses and there feels like no character to the room - There is an ugly medallion that is cracked on the ceiling that will need to be removed, want a statement chandelier but can't be too low. New sconces as will keep the molding as are. What can we add in here that is interesting and practical and not just typical buffet, artwork and chairs? There is a pass through to the lobby area and typically keys and things get thrown on that little shelf - Need a solution for that as you come through the door.
