This is the current owner's furniture which will all be removed.

The catwalk balcony and built in bookshelves have a lot of wood and looks overly busy. The railing needs to be replaced for safety reasons because it's too low so we would like suggestions on new raililng. We are considering removing the bookshelves and maybe putting some chairs so it's an overlook reading nook. Or at least making the bookshelves uniform height instead of with cutouts for the light sconces.

We would also like to have a piano at some point in the living room - likely the corner where the 3D walkthrough shows a piano.

This is the current owner's furniture which will all be removed. We have a few pieces that may work in this room but are open to the designer's input.

Sideboard that is in our current dining room but will likely not fit in new house's dining room (1640 Laurel) so open to placing in the living room.

We have this console in our current living room under a wall-mounted television. Perhaps it can be included in the new living room. Or we can use it in the new dining room.

We have young children so would like something family friendly - avoid white furniture and sharp edges. Would like to modernize and brighten the room. Open to maybe painting the built-ins flanking the fireplace.
