There are some critical decisions to be made, such as flooring, windows and hardware. We like something like a white oak wooden floor for most of the house, and tiles for the bathrooms. Dark frames for windows (e.g. charcoal / black - maybe metal / aluminium). I would like some guidance on those decisions as we kick-start so we make sure that we get this project off to a great start from the beginning. We are currently based in South Africa and will be moving to Aiken in June / July. The idea is to do as much work as possible before we get to the US, so we can hit the road running with our new build project.
I have attached some screenshots of the initial plans (prior to our modifications brief). I have also attached the brief for the modifications given to the architects. I expect to receive the updated plans this week or next week. We will also ask them to change the roofing from shingles to snaplock metal roofing.

We would prefer a more modern kitchen (cupboards all the way to the ceiling) with very clean lines (see our current home). Handles should also be modern and clean (open to silver or black). Modern kitchens these days seem to be more natural e.g. sand rather than just white. Some floating shelves would be lovely. Simon likes white cupboards and a dark blue/green. Current renderings are not modern enough and feel too "cottagey". The cupboards feel dated. The cupboards need to be carried through into the dining from the proposed kitchen designs. The ceiling detail needs to be sorted out. Fireplace could be more dramatic. Not sure how we fit a large screen TV and a fireplace without detracting from the fireplace? We are open to considering a ceiling mounted projector to watch TV (if it helps the overall aesthetic). Current renderings don't accommodate our GB1 Yamaha baby grand piano. We are thinking a bit more "dramatic" than what has been proposed in these renderings. Whilst we have a modern style, we also love the use of textures / layers. We are open to the use of blinds and not just curtains. Since we are still finalising house plans, there is an opportunity for you to propose structural changes (if required).

In addition, we need a large screen TV to be mounted where we will monitor our server environments around the world. We are thinking the printer would ideally be in the media room next to the master closet. Book shelves would be great and of course some of our art. In our current office we each have a glass board for writing on. Wall space to write on would be useful. We see the desking as custom fitted for the space.
We are fine with rugs in the main bedroom but no carpets please. We need to cater for a large screen TV in our main bedroom. It does not need to be inside a cabinet!

The images provided are various renderings supplied with the plans. We don't like the gold in the tiled version but prefer the overall look. Generally, I would prefer tiles for the bathroom and laundry area. For the closet we are open to suggestions. The initial photos (with the chandelier) look a bit dated and a bit over the top for a modern farmhouse?

We may need to cater for a towel warmer? We really dislike wet towels! I find storing all the towels is always a challenge. I have a lot of make up and my brushes always seem to have to lie sideways in drawers. Space for medicine storage would be great.

We modified the original plans to include a powder room by the entrance. We would appreciate it if you could look at that too. It's a small space but could be a statement space? Also, pelase look at the front porch for us as part of the entrance. I always wanted to have a swing!

We modified the original plans to include a powder room by the entrance. We would appreciate it if you could look at that too. It's a small space but could be a statement space? Also, pelase look at the front porch for us as part of the entrance. I always wanted to have a swing!
Perhaps the foyer is a good place for the Thandazani Ndlovu artwork? See: https://www.artworkarchive.com/rooms/paula-sartini/9ded03 (2 faces) If not in the entrance hall, maybe in the living room (only place I can think of is above the fireplace). Alternatively, it could be the main bedroom.
It would be great for the entrance hall to be a bit more dramatic, but also potentially neutral (open to suggestions). Consider the view to the more formal office adjacent to the foyer/entrance.

Alex is 21 years old and will be studying computer science at Aiken campus of USC (which means he is staying at home!). Alex is very easy going. He is a casual / comfort / practical person. Form definitely follows function with Alex. He also loves music and playing his ukelele (and singing in the shower!). Alex likes wood and industrial themes (e.g. brass fittings, steel, concrete, etc). You will see form the board that Alex would like to maximise desk space (even have a wrap-around desk). He would like a section of the desk to be for his written work, a section for his computer work (he needs to accommodate both his gaming desktop (pride and joy), plus room for his laptop. The third section is his: "electronics lab" of sorts. Here Alex want to have a soldering iron, electronics equipment (e.g. oscillator, power supply, organizing drawer for "bits and bobs"), wires, etc. Alex likes to make things with his hands. This section of the desk probably needs a rubber mat. Alex also wants a "peg board". Colours: dark green, charcoal, and darker woods. Bed: Queen sized. He likes a wood paneled head board. I've attached a reference picture of a room Alex really likes! Alex also LOVES reading (and writing). His English is exceptional and he has been making short / small storybooks since he was little. If we could add a reading nook, he would be thrilled. Alex is currently looking for a car. He wants a "truck" and then he wants a project car to rebuild later on (a mustang). Hopefully this gives you a bit of insight into Alex!
